How do we do this?
The listing process
We commence the listing process with a pre-listing appointment. Depending on where you are located, this may be done either in person or over the telephone. The pre-listing appointment allows us the opportunity to chat about your needs and your expectations, allows you to ask us as many questions as you like and helps both you and us to ascertain whether Property Excellence is the right fit for you and your selling needs.
Following the pre-listing appointment, if Property Excellence is the right fit for your selling needs, we will arrange to inspect your property in order to prepare a current market analysis & market appraisal and will provide you with any recommendations we have to assist you in achieving your selling goals.
Once we have carried out the above, and we receive the contract for sale from your Conveyancer, we will prepare a Selling Agency Agreement which provides us the authority required to carry out our duties as your Selling Agent.
Advertising
Advertising is paramount in ensuring the best exposure for your property. We take extra time and care in ensuring high quality photography and advertising techniques are used to ensure your property is shown in its best form. We offer modern advertising techniques including 360 degree online tours to help your property stand out.
We offer complimentary advertising on both prex.com.au and domain.com.au with the option to upgrade your listings positioning on domain.com.au for an additional fee. We offer various advertising options on realestate.com.au for an additional fee also.
The sales process
We understand the sales process can be daunting and stressful, that's why, here at Property Excellence, we work with you the whole way through.
We keep you updated on enquiries and inspections and provide you with all feedback received. We monitor the market constantly and carry out regular market reviews. If we feel the need to re-assess your listing price with you, whether it be due to lack of interest, new listings coming on the market or other properties recently selling that are comparable to yours, we prepare an updated market analysis & market appraisal which we go through with you to assist with re-assessing the listing price if needed.
When it comes time to enter the offer negotiation stage, we don't just present you with the offer/s... as we do throughout the sales process, we re-discuss with you the market conditions including other comparable listings and recent sales, as Property Excellence believes all our Vendor's should be able to make informed decisions. We are here to help you with that.
Once an offer has been accepted, we assist the purchaser in obtaining their pre-purchase inspections, if they haven't done so already, as well as assist them with ensuring a valuer can attend promptly if needed to finalise their finance approval, in order to aid in a prompt exchange of contracts. Again, we keep you updated throughout this process to ensure you never feel "left in the dark".
Settlement time
Ahh settlement time... the time that every Vendor looks forward to.
Leading up to settlement the purchaser may require a pre-settlement inspection. We will liaise with both you (or your tenant, if the property is tenanted) as well as the purchaser for this to be carried out at a time that suits all parties.
Settlement time is different for every Vendor (and Purchaser). On the Real Estate Agency side of things, if your property is an investment property and it has sold to another investor, settlement time for you will be a "change of ownership", from a Property Management perspective, taking place which we'll either carry out here at Property Excellence if we are the Managing Agent, or liaise with the Managing Agent/s to ensure it's a smooth change over process. If you're an owner occupier, we'll catch up with you before settlement to arrange to collect keys in order to provide them to the purchaser upon settlement. Either way though, we are here every step of the way.
