How do we do this?

Pre-Tenancy Process

Advertising is paramount in ensuring the best exposure for your vacant property. We take extra time and care in ensuring high quality photography and advertising techniques are used to ensure your property is shown in its best form. We offer modern advertising techniques including virtual open home videos, strong internet exposure and an existing tenancy waiting list to minimise vacancy periods for your property.

Our office has a very thorough tenant screening process. All applicants are required to complete an application form and undergo a tenancy default check on TICA (a nationwide tenant default database). TICA checks allow us to ensure that any applicant wanting to rent your property has not previously been listed on this database for owing monies to another Agency. This helps us to eliminate the possibility of an undesirable tenant renting your property.

Routine Inspections

We carry out routine inspections of your property every 4 months. You will receive a detailed report of each inspection which includes photos and any recommendations we feel are either required or beneficial for your property to ensure it always remains in quality condition.

Repairs & Maintenance

We ensure that all repairs and maintenance requirements are discussed with you for your approval before being undertaken. Once approved, we will monitor the progress of the works to ensure they are completed in a timely manner. We engage qualified tradespeople who specialise in their trade to ensure all repairs and maintenance are carried out to an extremely high standard.

Rent Reviews

We monitor the market constantly and carry out regular rent reviews to ensure that you are receiving the best return on your investment at all times. We keep you informed of changes to the market and opportunities to increase the rent on your property so that your investment always performs at its best.

Arrears Management

We have a very strict arrears management system in place to minimise the risk of your tenant falling behind in rent. Our tenants are made aware of the importance of ensuring their rent is always paid on time when they commence their tenancy and given various options for payment of their rent to make it easy and convenient for them. We print tenant reports daily to ensure that rent is paid on time and to assist in the minimisation of arrears risks. If an instance arises where your tenant falls behind in their rent, we take immediate action in getting this rectified.
