If your application form is approved, we will be in contact with you to arrange a zero contact physical inspection as well as to assist in getting your tenancy commenced with us.
FAQ for New Tenants
Yes, here at Property Excellence we offer a zero contact rental process to ensure your safety, as well as ours, whilst still giving you the ability to commence a tenancy on a new property. For more information, refer to our Zero Contact Rental Process above.

Property Excellence is a cash free Real Estate Agency. We have the following methods in place for payment of your holding fee, bond, first 2 weeks rent as well as rent and other tenancy invoices during your tenancy.
Holding fee: Upon approval of your application, you are required to pay your holding fee, being 1 weeks rent, with 48 hours of your application approval. This can be paid via direct deposit or in bank deposit.
Bond: Before the commencement of your tenancy, you are required to pay a bond being equivalent to 4 weeks rent. This can either be paid to Property Excellence using the same method for payment of your holding fee (and our team will lodge your bond with NSW Fair Trading), or can be paid directly to NSW Fair Trading (our team will assist with setting you up with an online bond account).
First 2 weeks rent: Once your tenancy documents are signed, your holding fee will be allocated to your rent and as such you’ll only be required to pay an additional one week’s rent before the commencement date of your tenancy. This can be paid via direct deposit or in bank deposit.
Throughout your tenancy, methods available for payment of rent and tenancy invoices include direct deposit, Centrepay or in bank deposits.
Property Excellence offers several methods for signing your tenancy documents including electronic signing of documents as well as zero contact meetings for the signing of your tenancy documents.
Property Excellence offers zero contact key collection for all new tenancies. There are several methods we have in place for this. Our team will discuss your requirements when setting up the commencement of your tenancy so we can best accommodate your needs.

Yes, however all routine inspections will be carried out virtually utilising Facetime and Zoom video links.
If your property comes due for a routine inspection during the period of us carrying out virtual routine inspections, as opposed to receiving an entry notice like normal, we will instead be contacting you directly to arrange a suitable time with you for your virtual routine inspection.
Yes, repairs and maintenance will continue to be carried out at the property you are renting.
We have kept in regular contact with all tradespeople who carry out repairs for properties managed by Property Excellence throughout the development of the current COVID-19 situation, which we will continue to do.
Tradespeople, as everyone right now, are continuing to take precautions and have methods in place to best ensure the health, well being and safety of them, their staff and their families.
The tradesperson assigned to carry out the repairs at the property you are renting will assess each work order issued to them and prioritise based on urgency (as they always do). If they request you undertake any health and safety precautions whilst they carry out repairs (for example social distancing), please accommodate their request or they will be unable to carry out the repairs.
If a tradesperson at any stage feels their health or safety is at risk, they will cease carrying out the repair/s at that time and arrangements will be made for the repairs to be completed at a later date when their health and safety is not at risk.
If you or any household members have recently been unwell, are unwell or are at high risk, please let us or the tradesperson assigned to carry out the repair know so we can work around this to ensure your repairs and maintenance are still carried out whilst ensuring our trades people’s health and safety is not compromised.
If you have/need to resort to using toilet paper alternatives (ie: paper towel, napkins and wipes) please ensure you dispose of them within a bin, not by flushing them down the toilet. Flushing paper towels, napkins, wipes and sanitary items can cause blockages, and should these items be the cause of a blockage you would be liable for the plumber’s costs to remedy this issue.

Once our team receives your notice, we will contact you to arrange and assist you in the end of tenancy process as well as to arrange the return of your keys and your vacate inspection.
No, to minimise the risk of someone unwell potentially bringing a virus into your home and making you unwell, our team will not be showing potential tenants through the property whilst you are still in occupancy. We will be waiting until you vacate to show any potential tenants through.
